# How to Seal Drafty Windows Before Winter Hits

## Why a window feels drafty

Two different things get called a draft, and they have nothing to do with each other.

## Find the draft before you seal anything

Pick a windy day. The pressure difference is what makes leaks visible.

1. Close every window and exterior door, and close the fireplace flue.
2. Turn off anything that burns fuel: the boiler, the furnace, a gas water heater. This matters for the next step.
3. Turn on the extractor fans that blow air outside, such as the bathroom fan, the cooker hood and the tumble dryer. This pulls the house into slight negative pressure and drags outside air through every gap.
4. Light an incense stick and move it slowly along the window frame, the sash edges, the meeting rail and the sill.

### Weatherstripping a sash that opens

1. Clean the frame with soapy water and let it dry completely. Adhesive strip fails on dust and it fails on damp, and it fails immediately.
2. Measure the gap with the window closed. Slide a folded piece of paper in: where it grips, the gap is small, and V-strip suits it. Where it slides freely, the gap is wider and foam tape or a brush strip fits better.
3. Cut the strip to the full length of each side in one piece. Joins leak.
4. Press it into place along the fixed frame, not the moving sash, so opening the window does not peel it off.
5. Close the window and turn the lock. If it will not latch, the strip is too thick. Take it off and drop a size, rather than forcing the catch.

Self-adhesive foam is the cheapest and the first to fail, often within a season or two. Metal and plastic strips carrying a brush or a rubber wiper cost more and last considerably longer, which matters on a window you open every day.

### Caulking a joint that never moves

1. Scrape out the old caulk completely. New caulk over cracked old caulk fails at the same speed as the layer underneath.
2. If the gap is wider than about 6 mm, push in backer rod first. Caulk alone in a deep gap sags and splits.
3. Run one continuous bead, then tool it smooth with a wet finger within a minute or two, before it skins.
4. Leave it to cure for the time on the tube before you test it, usually 24 hours.

- **Blocking a vent in a room with a fuel-burning appliance.** Air bricks, trickle vents and wall vents feed combustion. Starve a gas fire, boiler or water heater of air and you risk incomplete combustion, which produces carbon monoxide: invisible, odourless and potentially deadly. Colorado State Extension's advice is blunt, and worth repeating. If in doubt, do not seal, and get a technician to run a combustion appliance zone test.
- **Sealing around a flue or chimney with ordinary caulk or foam.** Those joints need fire-resistant materials such as sheet metal and furnace cement. Standard products are not rated for the temperature.
- **Caulking a joint that moves.** Caulk the sash to the frame and you have glued the window shut. It will tear the paint when you force it in spring.
- **Using standard expanding foam.** It keeps expanding after it cures and can bow a frame until the sash no longer closes. Use the low-expansion product sold for windows.
- **Weatherstripping over paint that is flaking.** The strip takes the loose paint with it when it lets go, and it will let go by February.

## When to stop and call someone

Sealing is a job for a competent adult with an afternoon. These are not:

- **Misting between the panes of a double-glazed unit.** The seal has failed and the unit needs replacing. Nothing applied to the surface fixes it.
- **A soft or spongy frame.** That is rot, and sealing over it traps the moisture that caused it.
- **Any gas appliance in the room** where you are unsure about ventilation.
- **Historic or listed windows**, where the wrong strip damages original joinery and the wrong permission causes a different sort of problem.
- **Sash cords that have snapped**, which is a repair rather than a seal.
